Building supervisors are becoming more proactive when it comes to organizing construction of homes they're responsible for. Many supervisors just do occasional progress reports and assume the trades are operating as planned.
But if a super gets distracted and loses track of what's going on with his projects, flaws can go undetected, and unfinished work can be covered up by other work. By being proactive and with a little old-fashioned discipline, supers can address problems as they occur and ensure their projects stay on time.
The best practice for ensuring that a quality home is built on time is to create and follow a daily checklist of things to do. Here's a sample of such a checklist:
- Set aside time each morning to review the timeline schedule for each home you're working on.
- Take a field walk to visit and inspect the homes under construction. Perform quality-control checks, and verify the status of each home against its schedules and deadlines.
- Dedicate a portion of the day to scheduling the next appropriate trades or any inspections necessary for each home.
- Update your master timeline schedule to prepare for the next day.
A supervisor who doesn't keep a timeline schedule relies heavily on the trades to determine the status of a job and on building inspectors to verify the quality. If progress isn't monitored on a daily basis, bad or unfinished work can go undetected and slip through the cracks. This can result in costly problems.
Deadlines can also be jeopardized by not making sure the daily goals are met. This can result in a home not being finished on time and a disgruntled customer.
By being proactive in setting and following a daily schedule, a supervisor increases the chances that a home will be finished on time and in a quality manner.
